Karlsgärten
Boutique Offices
The Karlsgärten project involves the renovation and expansion of a 1990s office building in the heart of the city. The goal is to sustainably revitalize the existing structure and transform it into a modern, future-oriented workplace. With our design, we successfully prevailed in an invited competition. The concept includes both an upward extension in timber-hybrid construction and a courtyard-side addition in the form of a lightweight wooden structure. The latter integrates winter gardens and spacious balconies, enhancing the quality of the new working environments.
The conversion will create modern, light-filled office spaces with a high level of comfort and spatial quality. Implementation is digitally supported through BIM, enabling precise planning, transparent documentation, and the future reuse of materials in line with circular economy principles.
The project aims for WiredScore Gold and DGNB certification, meeting the highest standards of digital infrastructure, sustainability, and long-term viability.
The existing natural stone façade will be carefully dismantled, refurbished, and reused wherever technically possible. The result is a balanced composition of old and new, respectfully continuing the building’s architectural identity. By restructuring the volume and intelligently integrating sustainable materials, the Karlsgärten project achieves a significant reduction in its carbon footprint.
