Anna-Lindh-Haus
Office Building

Located across from Berlin Central Station, the Anna Lindh Haus is an innovative, forward-looking office tower built using hybrid-timber construction. The building was designed by the Danish architecture firm Dorte Mandrup A/S, who won the competition initiated by the client and investor CA Immo . The office building has a total of seven floors and underground parking. The gross floor area is around 19,000 m2. The goal of the design is to create an iconic building that not only stands out thanks to its architectural form but is also seen as a flagship project for sustainable solutions.
AUKETT + HEESE worked as the local architect on behalf of CA Immo and managed the preliminary and design planning as well as the building permits. Currently, AUKETT + HEESE is creating the working drawings during the ongoing construction phase. The plans are being created in 3D using BIM, which not only offers added value during the planning and construction phases but also makes it possible to document the materials used, thus contributing to the circular economy.
In terms of certifications, the building is aiming for DGNB Platinum, Well Core&Shell Platinum, WiredScore and SmartScore Platinum. The Anna Lindh Haus fully complies with the requirements of the EU taxonomy for sustainable activities.
It is scheduled to be completed in 2026.

From day one, efficient use of resources and environmental protection were the main focus in the design and construction of the Anna-Lindh-Haus, and the hybrid-timber construction combined with low-carbon concrete has made it possible to reduce the building’s carbon footprint by around 30% in the construction phase alone. Up to 20% of the final energy required will be generated by the building’s own solar panels, while the total electrification of the building means that its later operation will be carbon-neutral. Reusability and waste reduction were also considered during the design phase, and strict observation of cradle-to-cradle principles guarantees that the building was built using reusable materials.

In addition to attractive, high-quality rental spaces, users of the Anna Lindh Haus will also have access to a green courtyard and around 800 m2 of rooftop terraces offering one-of-a-kind views of Berlin.
